Crowley, Texas Real Estate Market Update: October 2026
Mortgage rates have been high all fall. Freddie Mac's 30-year fixed average reached 7.40% on October 8, 2026, the seventh weekly increase in a row and the highest level since November 2023. It held at 7.40% on October 15, then dipped to 7.32% on October 22. A year ago it averaged 6.19%.
Most DFW suburbs have slowed down under those rates. Crowley hasn't. According to the latest North Texas MLS data from NTREIS and Texas A&M, Crowley ranks #7 out of 89 DFW cities for competitiveness, with just 2.8 months of inventory, well below Tarrant County's 3.5 and DFW's 4.3.
The headline price looks like the opposite story. The median single-family sale price in Crowley was $277,500 in September 2026, down 12.9% from $318,560 a year earlier. But price per square foot fell only 0.5%, and Crowley closed just 21 sales. That's a small-sample effect, not a price crash.
This update explains what the September numbers really show, how Crowley compares with Fort Worth, Burleson, Mansfield, and Benbrook, what today's rates mean for your monthly payment, and what buyers and sellers should do in one of the tightest markets in the Metroplex.
Key Takeaways
- The median sale price fell 12.9% to $277,500 for single-family homes in September 2026 (NTREIS/TAMU), but price per square foot was nearly flat, down just 0.5% to $162.02. With only 21 sales, the drop mostly reflects which homes sold, not lower values.
- Crowley is one of DFW's hottest markets. It ranks #7 of 89 cities by pending sales relative to active listings (30.8%).
- Inventory is very tight. Active listings fell 35% to 91, and months of inventory dropped from 4.7 to 2.8.
- Homes are selling faster. The median home sold in 53 days, down from 61.
- Buyers still get some room. The median home sold for 94.8% of list price, roughly $14,400 below asking on a $277,500 home.
- Crowley is one of the most affordable markets in southern Tarrant County, with a median well below Fort Worth ($329,900), Burleson ($305,000), and Mansfield ($490,000).
- Schools are improving. Crowley ISD earned a B (80) in the preliminary 2026 TEA ratings, up 7 points from a C (73).
- Rates eased slightly. The 30-year fixed was 7.32% on October 22, down from 7.40% the two weeks before.

Why the median fell when values didn't
A 12.9% drop in the median price is alarming at first glance. Here's why it doesn't mean Crowley homes lost 13% of their value:
- The sample is very small. Crowley closed just 21 single-family homes in September. With that few sales, two or three smaller homes can drag the median down sharply.
- Price per square foot barely moved. It fell only 0.5%, from $162.84 to $162.02. That means buyers paid essentially the same amount per square foot as last year; they just bought smaller homes on average.
- Market conditions got stronger, not weaker. Inventory fell by more than a third, homes sold faster, and Crowley's competitiveness ranking is near the top of the region. Those aren't the signs of falling values.
Our read: Crowley values are essentially flat, and the market is tighter than it was a year ago. The headline median reflects a small, unusual mix of sales.
What other data sources show
| Source | Measure | Figure | Year-over-Year |
|---|---|---|---|
| NTREIS/TAMU (Sept. 2026) | Median sale price, single-family | $277,500 | −12.9% |
| Redfin (3 months ending Sept.) | Median sale price | $303,855 | −4.5% |
| Zillow ZHVI (Sept. 30, 2026) | Typical home value (estimate) | $311,448 | −2.5% |
| NTREIS, Tarrant County (Sept. 2026) | Median sale price | $350,000 | 0% |
A few notes on reading this table:
- Redfin and Zillow likely use broader boundaries. The 76036 ZIP code includes unincorporated areas and parts of south Fort Worth, which is likely why their figures are higher than the MLS city figure.
- Redfin uses a three-month window. It reports $158 per sq. ft. (−5.1%), a 77-day median market time, a 98.4% sale-to-list ratio, 16.7% of homes selling above list, 44.7% with price drops, and about 104 homes sold over three months (+26.3%).
- Zillow's ZHVI is an estimate of typical home value, not a sale price. Its 2.5% decline suggests modest softening across the wider area.
Taken together, Crowley-area values are flat to slightly lower, and well-priced homes are moving quickly.
Inventory, Days on Market & Buyer Leverage
Inventory has dropped sharply
Active single-family listings fell from 141 to 91, a 35% drop, and new listings fell 32% to 28. Months of inventory dropped from 4.7 to 2.8. With about 6 months considered balanced, Crowley is clearly a seller-leaning market on paper, one of the tightest in the region.
Homes are selling faster
The median Crowley home sold in 53 days in September, compared with 61 a year ago. That's close to Tarrant County's 52 and faster than DFW's 62.
Buyers still have some room
At a 94.8% sold-to-list ratio, the typical home sold about 5.2% below its final list price, roughly $14,400 on a $277,500 home. Redfin reports that 16.7% of homes sold above list over three months, but also that 44.7% had price drops. In short, well-priced homes can draw strong offers, while overpriced homes still have to cut.
How competitive is Crowley right now?
One quick way to gauge demand is pending sales divided by active listings. The NTREIS report ranks 89 DFW cities this way:
| City | Pending ÷ Active ("Hotness") | Rank of 89 |
|---|---|---|
| Crowley | 30.8% | #7 |
| Allen | 20.2% | #43 |
| Denton | 17.7% | #57 |
| Waxahachie | 17.5% | #58 |
| Forney | 11.7% | #81 |
Crowley's ratio is about 50% higher than Allen's. With only 91 active listings and 28 pending, buyers who wait too long on a good home can lose it.
Crowley vs. Tarrant County, DFW & Neighboring Cities
| Area | Median Sale Price | Sept. 2025 Median | Months of Inventory |
|---|---|---|---|
| Crowley | $277,500 | $318,560 | 2.8 |
| Burleson | $305,000 | $312,500 | 3.1 |
| Fort Worth | $329,900 | $328,500 | 3.8 |
| Benbrook | $349,000 | $366,500 | 2.9 |
| Joshua | $407,500 | — | 4.0 |
| Mansfield | $490,000 | $465,000 | 3.3 |
| Tarrant County | $350,000 (0%) | — | 3.5 |
| DFW (all NTREIS) | $385,000 (−1%) | $390,000 | 4.3 |

What the comparison shows
- Crowley vs. Burleson: Crowley's closest competitor to the south. Burleson's median is about $27,500 higher with slightly more inventory (3.1 months, 62 sales).
- Crowley vs. Fort Worth: Fort Worth's citywide median ($329,900, on 747 sales) is about $52,000 higher, and Fort Worth has more inventory (3.8 months).
- Crowley vs. Mansfield: Mansfield costs about $212,500 more. Buyers priced out of Mansfield often look at Crowley.
- Crowley vs. Benbrook: Both are tight (2.8 vs. 2.9 months), but Benbrook's median is about $71,500 higher.
- Crowley vs. Tarrant County and DFW: Tarrant County's median held flat at $350,000 on 1,634 sales (down 9%), with 3.5 months of inventory. Crowley is cheaper and tighter than both the county and the metro.
Townhomes and condos
Crowley had no townhouse or condo sales in September 2026, with just three townhouses on the market. Countywide, Tarrant County townhouse sales jumped 59% to 59, at a median of $299,990 (+8%).
Crowley rentals
Rental demand is rising. In September, 17 Crowley homes leased (up from 9) at a median rent of $2,010 (up from $1,895), with a 51-day median and 2.3 months of inventory. Tarrant County's median rent was $2,195 (flat).
The Mortgage Rate Backdrop
| Freddie Mac PMMS Date | 30-Year Fixed | 15-Year Fixed |
|---|---|---|
| Oct. 8, 2026 | 7.40% (7th straight weekly rise; highest since Nov. 2023) | — |
| Oct. 15, 2026 | 7.40% | — |
| Oct. 22, 2026 | 7.32% | 6.68% |
| About one year earlier | 6.19% | 5.44% |
What this means for your monthly payment
Using Crowley's September median of $277,500 with 20% down ($55,500), the loan is $222,000:
| Scenario | Rate | Monthly Principal & Interest |
|---|---|---|
| 30-year fixed, a year ago | 6.19% | ~$1,358 |
| 30-year fixed, Oct. 22, 2026 | 7.32% | ~$1,525 |
| 30-year fixed, Oct. 8, 2026 | 7.40% | ~$1,537 |
| 15-year fixed, Oct. 22, 2026 | 6.68% | ~$1,956 |
Principal and interest only. Property taxes, homeowners insurance, mortgage insurance, and any HOA dues are extra.
At today's rate, the same loan costs about $167 more per month than a year ago. Because Crowley's prices are lower, the rate increase costs less in dollars than in most DFW suburbs. That's part of why buyers are still competing for Crowley homes.
If you plan to use FHA, VA, or another low-down-payment loan, your loan amount will be higher than in the 20%-down example above. Ask your lender how mortgage insurance or a funding fee affects your payment.
Schools & Why Buyers Choose Crowley
- Crowley ISD earned an overall B (80) in the preliminary 2026 TEA accountability ratings released August 14, 2026, up 7 points from a C (73) and up 11 points over two years. Campus results vary widely: the Fort Worth Report noted that about 39% of Crowley ISD campuses received a D or F. Check the assigned campuses for any home at TXSchools.gov.
- Small-town feel directly south of Fort Worth.
- Commuter access. Quick routes to the Chisholm Trail Parkway (toll) and I-35W.
- Affordability. Some of the lowest entry prices in the southern Tarrant corridor, with newer subdivisions.
- Job access. Close to Burleson, Fort Worth's south side, and job centers downtown and in Alliance.
Local Infrastructure Notes
There were no major Crowley housing headlines in October 2026, but a few longer-term projects are worth knowing:
- FM 1187 widening. A planned $71.25 million reconstruction and widening of FM 1187 from two to four lanes, with a shared-use path, is in the conceptual stage and targeted for around 2030 (ConstructConnect).
- City projects. The City of Crowley lists active projects including Main Street paving and trail work and water storage improvements (City of Crowley projects).
If you're buying along FM 1187, factor in possible construction years down the road, along with the long-term benefit of better access.
What Buyers Should Do Now
- Be ready to move. Crowley ranks #7 of 89 for competitiveness with 2.8 months of inventory. Have your pre-approval done before you tour.
- Make strong offers on well-priced homes. Some homes sell above list. If a home is priced right, a lowball offer may lose it.
- Negotiate on homes that have sat. About 45% of homes had price drops (Redfin). Listings past 60 days are your best negotiating opportunities.
- Judge value by price per square foot. Crowley's median is about $162 per sq. ft. Use it to compare homes of different sizes.
- Check campus ratings. Crowley ISD improved overall, but campus ratings vary a lot.
- Compare with Burleson and south Fort Worth. If Crowley inventory is thin, nearby areas offer similar commutes.
What Sellers Should Do Now
- Take advantage of low inventory. With only 91 active listings, a well-priced home faces little competition.
- Don't overprice because the market is tight. Buyers still have payment limits at 7%+ rates. Price to recent price-per-square-foot comps, not the misleading monthly median.
- Prepare for appraisal and inspection. Make needed repairs upfront so appraisals and inspections go smoothly, including for buyers using FHA or VA loans.
- Consider a rate buydown. Even in a tight market, a seller-paid buydown can widen your buyer pool.
- Keep more of your equity. On a Crowley-priced home, commission is a large share of your proceeds. A flat-fee listing can make a real difference (see below).
